Designing Workplaces for Return on Investment

Why the Best Landlord Projects Start with Understanding the Business Behind the Building.
Success is no longer measured by simply delivering a refurbished workspace. For landlords, every investment decision is judged by one question:

“Will this improve the value and performance of my asset?”
Great design starts long before colours, finishes and furniture are discussed. It starts with understanding the landlord's business model, the investment strategy behind the asset, and what drives occupier demand in an increasingly competitive market.
Designing for Investment Performance.
Every commercial refurbishment should be viewed as a business case rather than a construction project. Landlords invest capital with clear objectives:

Increase rental income
Reduce vacancy periods
Improve asset valuation
Attract higher quality occupiers
Future-proof the building
Strengthen long-term returns
Understanding these objectives allows us to make design decisions that directly contribute to commercial performance, not simply creating attractive workspaces. Our team works alongside landlords, asset managers and leasing agents to ensure every pound invested is targeted where it will generate the greatest return.
Designing for Market Demand
The workplace has fundamentally changed with occupiers looking for buildings that support collaboration, wellbeing, sustainability and company culture. The most successful buildings are those that understand this shift before the market demands it.
This is imbedded in our processes from the outset. We analyse current workplace trends, occupier expectations and local market competition to create environments that appeal to today's tenants.
This includes evaluating:
Flexible arrival experiences
Hospitality-inspired receptions
Collaborative work settings
High-quality end-of-journey facilities
Wellness spaces
Multi-function event spaces
Shared meeting amenities
Spec suites ready for immediate occupation
Technology-enabled environments
A Proven Approach: Trafalgar Place, Brighton
Our work in partnership with Schroders at Trafalgar Place in Brighton shows what becomes possible when design is
anchored in commercial thinking. We took an ambitious brief and breathed new life into three commercial buildings to create premium, highly sought-after workspaces, setting a new standard for Brighton's workplace market.

Trafalgar Place is redefining modern commercial space with not only ready-to-work suites, but premium amenities including wellness facilities… a 24-hour gym and state of the art end-of-journey amenities including cycle storage, shower & changing facilities, all converted from a former car park. These spaces have been designed specifically for today's tenants and encourage longer tenancy, improve tenant satisfaction and create genuine differentiation within competitive markets.
Creating Kerb Appeal That Sells
Tenants begin forming opinions long before they enter the workspace, and an outdated entrance or tired façade can undermine an otherwise excellent office fit-out.
First impressions also influence leasing decisions and therefore every touchpoint matters. This means considering:
External appearance: building entrance & reception experience
Shared circulation
Lift lobbies
Washrooms
Lighting & wayfinding
Amenity spaces
Outdoor areas
Creating a cohesive experience throughout the building increases perceived quality and significantly enhances market appeal. At Trafalgar Place, this was reflected not only in new wayfinding and signage across all three buildings, but also in welcoming, modern entrances, thoughtfully designed reception spaces and feature lighting within the double-height atrium. Kerb appeal doesn't simply improve aesthetics, it supports faster leasing and stronger rental values.
ESG Is No Longer Optional
Environmental, Social and Governance (ESG) credentials have become central to investment strategy. Increasingly, occupiers have their own sustainability targets and require buildings that align with their corporate commitments. Additionally, forward-thinking landlords recognise that ESG investment is now commercial investment.
We help clients identify opportunities to improve building performance through:
Energy-efficient lighting
Low-carbon materials
Circular economy principles
Sustainable procurement
Improved indoor environmental quality
Wellness-focused workplace design
Biodiversity enhancements
Waste reduction strategies

Where appropriate, we also support projects targeting recognised certifications helping landlords enhance both building performance and marketability.
With sustainability at the heart of Trafalgar Place, the campus earned certifications including FitWel, WELL, NABERS, ActiveScore, Air Rated and WiredScore, with Napier House on track for BREEAM Excellent and the wider campus already achieving BREEAM Very Good.
Every Investment Should Have a Commercial Purpose
We constantly challenge where investment is being made and recognise that not every area requires significant expenditure. Some spaces may even create disproportionate value, whilst others offer little commercial return.
Our role is to help landlords prioritise investment where it has the greatest impact on leasing success, tenant perception and long-term asset value.
Success Is Measured by Occupancy
The true measure of any landlord refurbishment is how quickly the building attracts occupiers. Thoughtfully targeted investment leads to accelerated leasing, stronger tenant interest and improved long-term value. Trafalgar Place is exactly that kind of project, now a sought-after destination thriving with a growing community of businesses.
